Blending Sustainability, Wellness Design and Innovation into an Urban Campus

The Southline project is planned as a state-of-the-art transit oriented commercial campus located in the City of South San Francisco, transforming 28 acres of aging and underutilized light industrial and warehouse buildings into a high-quality integrated campus in three phases.

Project team Architects (DES), Amenities Building Structural Engineer (Holmes), and General Contractor (DPR) will dive into the design journey and collaboration, community-forward, transit-friendly campus planning, carbon reduction and LEED certification, and wellness design strategies of the first two completed buildings within the first phase.

Attendees will first tour the all-electric mass timber Amenities building that is crafted from cross-laminated timber and glue-laminated timber to reduce its carbon footprint. Beyond its all-natural aesthetics, this building is also the recipient of the 2025 Fitwel’s “Best in Building Health” Award. They will then tour the 317,500 sq. ft., 6-story steel-framed building that is designed for flexibility for both science research and office uses, with sustainability and the well-being of the occupants in mind.

Meet our Presenters!

Kartik Gathani  |  Project Manager, DES

Since joining DES in 2006, Kartik has successfully completed projects with challenging scopes and complexity. He brings a proactive and responsive management approach, and his experience includes a wide-range of projects from large, complex research centers to fast-tracked tenant improvements. Kartik received a Masters of Architecture from the University of New Mexico and Bachelor of Architecture from the Academy of Architecture, Mumbai, India.

Dona Shah  |  Project Designer, DES

Dona has extensive experience in master planning and entitling life science campuses and works closely with her clients to understand their visions and ensure that they are realized. Her experience in the design of state-of-the-art R&D buildings and campuses allows her to recognize opportunities and study alternative approaches to the design of the many aspects of a project. Dona received a Bachelor of Architecture, University of Bombay.

Chris Mateo  |  Landscape Architect, DES

Chris has over seventeen years of landscape architecture experience. During this time, he has focused on designing forward-thinking landscapes for office and R&D campuses. He is well-regarded for his ability to create spaces that honor each site’s unique sense of place and natural beauty while providing highly functional outdoor spaces for users. Chris received a Master’s in Landscape Architecture, Cornell University and Bachelor’s in City and Regional Planning at California Polytechnic State University, San Luis Obispo.

Zander Sivyer  |  Amenities Building Structural Principal, Holmes

Zander transitioned to leading Holmes in 2005, and prioritizes technical inquiry and the pursuit of design excellence. He continues to oversee key projects that push the boundaries of what structures can achieve. With a conscious effort to ensure that engineering is as much an art as it is a science, Zander works to infuse all projects with a design orientation. A New Zealand native, he spent time in the UK before putting down roots in the Bay Area.

Learning Objectives:

After attending this program, participants will be able to:

  • Learn to communicate with clients about their priorities, process, and criteria for a flexible and sustainable project.
  • Discuss design strategies for effective transit, walkable paths, and achieving LEED Gold and 2025 Fitwel’s “Best in Building Health” Awards on a cost-conscious budget.
  • Study critical issues on structural systems when implementing an exposed cross-laminated timber and glu-lam structural system.
  • Discuss biophilic and wellness design approaches that optimize indoor air quality, daylighting and natural building materials to prioritize the well-being of the occupants.
